Understanding the Home Appraisal Process
After your offer is accepted and the inspection is complete, another important step takes place—the home appraisal.
An appraisal is an independent opinion of a home's market value, typically required by your lender before final loan approval. Its purpose is to confirm that the home's value supports the amount being financed.
The licensed appraiser evaluates several factors, including:
- Recent comparable home sales
- The home's size and layout
- Overall condition
- Upgrades and improvements
- Location and neighborhood
- Current market conditions
If the appraised value meets or exceeds the purchase price, your transaction usually continues as planned.
If the appraisal comes in lower than the agreed-upon purchase price, don't panic. There are often several possible solutions. Depending on the situation, the buyer and seller may renegotiate the price, the buyer may choose to contribute additional funds, or additional comparable sales may support a reconsideration of value.
